Why property management?
Owning property calls for ongoing legal attention.

We began practicing law in Eminönü, acting for the owners of hans (traditional commercial buildings). In a han, ownership is often divided into shares; even the lease agreement for a single shop depends on a decision of the co-owners. The legal affairs of such a property do not end with one lawsuit; they go on for years.
Today we do the same work for owners with several properties and co-owners, and for foreign investors. Rent increases, tax and service charge obligations, official notifications and co-owner decisions follow one another, even when the owner is far away. In many countries this ongoing work is a service in its own right; we handle it as a whole, not matter by matter.
At our firm, property management is an extension of our real estate law practice; its limits are set by the power of attorney and a written agreement. Under the same power of attorney, we also arrange the repair of damage found when a tenant moves out, and maintenance when it falls due, with the owner approving the tradesperson and the price; the decisions remain with the owner. The headings below are not separate services; they are all part of the same ongoing work.

Reporting and availability
Every month you receive a report on the legal and administrative status of all your properties: tenants and lease terms, move-out dates, ongoing legal matters, damage and the repairs needed. The report is prepared in the language you prefer. We work weekdays, 09:00 – 18:00; in urgent cases you can message your lawyer in charge on WhatsApp.

Fees
Our fee is a percentage set according to the number of properties and the annual rental income; the percentage varies with the circumstances of your properties and is agreed in a written attorney fee agreement. We have no fixed fee schedule. Arranging repairs and maintenance is included in this percentage, and we charge no separate fee for it; invoices from tradespeople and contractors are issued directly in your name. Fees for eviction, enforcement proceedings, mediation and litigation are set separately and in writing in advance.
The fee is set at no less than the Minimum Attorney Fee Tariff in force. You can write to us for a quote based on your properties.

Frequently asked questions
Do I need to come to Türkiye?
As a rule, no. Under a power of attorney that you grant at a Turkish consulate abroad, or before a notary in your country with an apostille, we handle lease agreements, unpaid rent claims, eviction and title deed transactions on your behalf. A power of attorney drawn up in a foreign language requires a notarized Turkish translation. We define the scope of the power of attorney together with you in advance.
What if I already have a tenant?
We review the existing agreement, propose any necessary changes and represent you in dealings with the tenant under a power of attorney.
Whose account is the rent paid into?
The rent is paid directly into your account; no rent passes through our firm's accounts. We track late payments and, when necessary, handle formal notices and enforcement proceedings on your instructions.
What if the property has several co-owners?
We represent the co-owners who grant us a power of attorney. Where a property is owned in shares, decisions such as signing a lease agreement are made by a majority of both shares and co-owners; we handle correspondence with the other co-owners on your instructions. We do not jointly represent co-owners whose interests conflict in the same matter.
